How Can I Be Notified of New Properties Available?
Thats simple. We have an automated Buyer list system that once you have Registered, will send you an email notice when we buy a property that is similar to what you are asking for so you can go view the property quickly before the mass marketing we do starts driving in alot of potential buyers. As you might imagine, our homes go quickly so be sure to sign up NOW and check your email frequently.
How Does Your Financing Work?
Our owner finance program is designed specifically for buyers that maybe have some credit challanges or may be self employed and need additional time to build up a larger down payment before qualifying for a new mortgage. We can also make recommendations to you on who you can trust to help you with credit repair/management. We offer creative owner financing terms to buyers allowing you to purchase your "Dream Home" without you having to qualify with a bank today, and we offer very fair terms. This type of transaction allows us to close very quickly in most cases.
How Much Down Payment Do I Need?
We are flexible with the down payment. We can offer you many options and we will always do our best to work with whatever funds you have available. In some cases you can even start out on a lease and then move to owner financing at a later date when you have the down payment required. The more you put down the better the terms we offer you. (This is hard to beat)
What Methods Of Down Payment Are Accepted ?
Unlike most conventional lending institutions, we accept borrowed or gifted funds for your purchase. If you have a close friend or relative willing to lend you money for your down payment you can use that for our programs. You may also be eligible to withdraw or borrow from your 401K / retirement funds to purchase a home without penalties and you can also do a credit card advance as well. Do You Offer Down Payment Assistance Programs?
Yes we do. A lot of times if you are a bit short on down payment we can set up a monthly payment plan spread out over 6-12 months. We will work with you the best we can.
How Does Your Lease Purchase Program Work?
The laws have changed in Texas a few years ago and essentially have made lease purchase or lease options so hard to comply with that most investors have stopped offering them including us here at TMC Property Solutions. We may however be willing to rent a home to you and offer to sell it to you at some point in the future. Our buyers love it because it gives them time to save up for a larger down payment; time to clean up past credit issues, time to sell another home, and also time to try out the neighborhood before buying. We'd be happy to discuss your options.
